What a consolidated use is

In general terms, a uso consolidado (consolidated use) is a use that has existed continuously since a previous planning situation and that the regulations may come to recognise. It is not an automatic label: its existence must be studied individually, case by case.

What evidence serves to prove it

Accrediting a consolidated use consists of demonstrating with evidence what use the building has, since when and in what conditions. The usual evidence includes:

• 02Period documentation: contracts, receipts, old licences, utilities.
• 03The technical check of the property's current state and use.

Who recognises the consolidated use

The administrative recognition of the consolidated use, when necessary, belongs to the competent Administration in accordance with the applicable planning regulations. The technical work provides the objective basis: a report documenting the characteristics, age and conditions of the existing use with the evidence analysed.
