The short answer

Dividing a plot is possible in many cases, but it is not automatic: segregation is conditional on planning regulations and on the authorisations that may be necessary. Before raising it, the registry, cadastral and planning situation of the plot must be checked and the new parcels must be technically defined: geometry, surface area and coordinates of each one.
