Correction of cadastral discrepancies in the Canary Islands

Catastro drawing your plot with different square metres or in a different place is more common than it seems. We study the origin of the discrepancy (an old measurement, mapping errors or deeds granted by apparent extent) and produce the technical documentation that proves the measured reality.

When you need this service

  • Catastro attributes more or fewer square metres to your plot than it really has.
  • The cadastral graphic representation is displaced or doesn't look like your parcel.
  • The deed and Catastro say different things and you don't know which reflects reality.
  • A procedure has been denied or complicated by incorrect cadastral data.

What problem it solves

Before correcting anything you need to know which figure is right. We measure the plot, reconstruct the documentary history and compare the three sources: reality, Catastro and title. With that diagnosis you will know which procedure may apply and what technical evidence you need.

[03]

What's included

  • Measurement and georeferencing of the plot.
  • Comparative study: real measurement vs. Catastro vs. deed.
  • Technical report diagnosing the discrepancy and its probable origin.
  • Graphic documentation (plan and, where applicable, GML) proving the measured reality.
  • Preparation of the necessary graphic representation and obtaining of a positive Informe de Validación Gráfica Alternativa (IVGA) when needed to raise the cadastral correction.

Want to know how much it would cost in your case?
