Certificate of habitability and dwelling measurement in the Canary Islands
In the Canary Islands, the habitability conditions of dwellings are regulated by Decree 117/2006 of 1 August. The rule establishes the minimum conditions dwellings must meet and distinguishes different cases according to the age of the property and the type of intervention: depending on the case, Annex I or Annex II of the Decree may apply. Our certificate technically describes the dwelling as it is, with its usable and built surface areas, the layout and the lighting and ventilation conditions of the rooms, in accordance with that rule.

When you need this service
- You are asked to accredit the habitability conditions by the planning department (Urbanismo), the notary or another body within a procedure related to the dwelling.

What problem it solves
This certificate provides the technical documentation needed for certain first-occupation procedures before the planning department, and the habitability documentation that may be required for contracting or regularising certain supplies, such as water or electricity, depending on the applicable procedure. It also replaces the surface figures that circulate without ever having been measured with an in-situ measurement of the dwelling, room by room, with a plan and a record of the observed conditions.
